General Information Only
This site is general reading for homeowners in and around Denton. It explains why foundations move, the local soil and rock, the rules that apply and what repairs tend to cost. Reading it isn't the same as having a qualified person look at your house.
A Referral Service
Elm Fork Foundation Repair connects homeowners with foundation repair companies nearby. We don't inspect, design or repair foundations. The company you're referred to is a separate business. If you hire it, you're contracting with that company, not with us.
Prices
The prices on this site come from averages and ranges that repair companies around Dallas and Denton have posted themselves. Each one says where it comes from and when. We describe the companies but don't name them. Not one of them prices your own house.
What your repair costs depends on your soil and how far the house has moved. It also depends on your town's permit rules and the company that does the work.
Soil, Rock, Flood and Housing Figures
Soil figures come from the USDA soil survey, and rock from the USGS state geologic map. Home ages come from the US Census, and floodplains from FEMA's maps. Lake easements come from the U.S. Army Corps of Engineers.
Permit and watering rules come from each town's or water provider's own pages. Every figure names its source.
These sources describe areas, not single lots. Our soil and flood figures come from sample points more than a mile apart. So they describe a town, never one street or house. Only an engineer's or soil report for your lot can speak to it, and FEMA's own map is the place to look up your address.
About Watering Limits
A provider can move to a new drought stage at short notice, and its limits move with it. Each rule here is given as worded on the date we read the provider's page. Check your provider's current stage before you act on it.
No Warranties
